Overview of Commercial EPC Glasgow
A commercial Energy Performance Certificate showcases the energy efficiency of a commercial building – evaluating everything from its very fabric to its heating systems, cooling and ventilation systems and lighting.

If you cannot (or refuse) to provide a potential buyer or tenant with a valid commercial EPC report, you may become subject to enforcement action by your local council’s Building Control department. This could lead to a fine of up to £5000.
By April 2018, the Scottish Government also proposes to ban the leasing of commercial buildings that do not reach a specific energy rating.
These regulations were published in the 2011 Energy Act and almost one in five commercial properties could be prohibited from being let.
New Scottish Government legislation which came into force in September 2016 also states that if your building’s EPC energy rating is not equivalent to standards set out in the 2002 Building Regulations, you must prepare a plan for improving its energy efficiency.
These ‘Section 63’ plans can be carried out immediately or deferred for up to 42 months as long as a new Commercial EPC is carried out every year to report the building’s current efficiency.
You are also obliged to demonstrate an EPC for Commercial Property certificate when applying for many Scottish Government energy grants and loans. It’s very highly likely in the future that property taxes will be increasingly tied to a property’s Commercial EPC rating.
