Simplified Building Energy Model Commercial SBEM Calculations

SBEM is a computer program to analyse building energy consumption of buildings other than domestic dwellings, developed by the Building Research Establishment (BRE) it is used to support the National Calculation Methodology (NCM) and the Energy Performance of Buildings Directive (EPBD).

SBEM applies to almost all commercial buildings, i.e. retail, office, Industrial and leisure.

SBEM Calculations are needed as part of your Building Control Application. New commercial buildings over 50msq have to pass a set of SBEM calculations which are used to determine the predicted carbon dioxide emissions of a commercial build and to comply with the relevant Buildings regulations;

When do SBEM calculations need to be carried out?

There are two parts to the calculations and the first needs to be carried out right at the start of your project, before construction begins.

The sooner you start the process the more time you give yourself to resolve any problems before the building process begins.

The second part is carried out once the building is complete; at this stage an Energy Performance Certificate (EPC) is also issued.

How are the SBEM calculations done?

SBEM calculations compare the Building Emission Rate (BER) with a Target Emission Rate (TER).

Every building design is given SBEM calculated TER; once constructed the actual BER is measured against the calculated TER. The BER must not exceed the TER.

 

What Needs to Be Provided to Complete an SBEM Assessment?

  • A complete set of architectural drawings; floor plans, sections, elevations and site plans
  • An architect’s technical specification

 

What Can Be Done to Ensure a Pass?

There are a number of things that should be thought about at design stage, prior to the SBEM assessment beginning, in order to give the best chance of getting a good result. These include:

  • Ensuring that the lighting is as energy efficient as possible.
  • Making sure that the house is insulated well and that no heat is escaping through walls or the ceiling.
  • Ensuring that the air conditioning is appropriate for the size of the dwelling.
  • Making sure the heating is also suitable for the size of building it will be heating.
  • Installing ventilation that is effective.
