A valid non-domestic EPC is generally required when a commercial building is constructed, sold or let to a new tenant. The energy performance rating must also be included when an applicable property is advertised for sale or rent.
Some buildings are exempt, and larger non-domestic properties in Scotland may have additional requirements under Section 63. We can review your building and help establish which assessment is appropriate before work begins.

Our commercial EPC process
1. Property and scope review
Send us the property address, building type, approximate floor area and reason for requiring the EPC. We will confirm the scope, fee and available appointment dates.
2. Site assessment
Our assessor visits the property to record the information required for the energy model. Floor plans, details of heating and cooling systems and any previous EPC can help make the process more efficient where available.
3. Calculation and lodgement
We complete the energy model, carry out the required checks and lodge the completed certificate on the Scottish EPC Register.
Commercial EPC coverage
We are based in Glasgow and complete commercial EPC assessments throughout Glasgow, Lanarkshire, Edinburgh, the Central Belt and wider Scotland. We can also coordinate work across multiple properties for landlords, agents and portfolio clients.

How quickly can a commercial EPC be completed?
Most standard instructions are completed within 3–6 working days, depending on property access, building complexity and the information available. Urgent appointments may be possible where capacity allows.
What information should I provide?
Start with the property address, approximate floor area, current use and required completion date. Floor plans, building-services information and any previous EPC should also be provided when available.
Can you assess larger or more complex buildings?
Yes. We work with different types and sizes of non-domestic property. We will review the building before confirming which assessment method and evidence are required.
Does an EPC include improvement recommendations?
Yes. The assessment includes recommendations identifying measures that could improve the building’s energy performance. Their suitability will depend on the property, its systems and the intended use of the building.
