When do I need a domestic EPC?

Applicable Scottish homes normally need an EPC when sold or let, subject to the official exceptions. The energy assessment records the building and relevant services, rather than the occupier’s spending. New dwellings may require SAP-based completion information instead of the existing-home assessment route.

What does a landlord need to do about Legionella?

HSE guidance requires landlords to assess and control the risk of exposure to Legionella. A proportionate assessment may be straightforward for a small, regularly used domestic water system. The appropriate precautions depend on the actual system and occupancy.

Is an annual Legionella test certificate required?

HSE states that health and safety law does not require a landlord to obtain a Legionella test certificate. Routine water sampling is not normally needed in domestic hot and cold water systems, and the law does not prescribe annual or biennial risk-assessment reviews. Review the assessment periodically and when conditions change.

What should I send before the visit?

Provide the property address, access details, reason for the EPC and basic information about the water system. Explain any stored water, periods of vacancy or infrequently used outlets. We will confirm the scope of each service and any follow-up information required.

What information should I send?

  • Address, property type and current EPC if available
  • Access contact and sale or letting timetable
  • Heating and hot-water arrangements, tanks and infrequently used outlets
  • Previous water-system assessment and changes since the last review
