Who needs a fire risk assessment in Scotland?
The Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006 set duties for most non-domestic premises, including workplaces, premises open to the public and licensed HMOs. Those responsible must assess and manage fire risks. The exact duties depend on control of the premises and their use.
Does the same law apply to every residential property?
No. Individual homes and the common areas of ordinary blocks of flats should not automatically be described as subject to the same regime as non-domestic premises. HMOs, sleeping accommodation and other relevant premises need their own scope review. Residential fire-safety work can also involve other duties and specialist assessments.
What does the assessment consider?
The review considers ignition and fuel hazards, people at risk, escape arrangements, warning systems, emergency lighting and management procedures within the agreed scope. Visible fire precautions and available maintenance records inform the findings. Intrusive inspection or specialist testing must be separately identified where needed.
What happens after the report?
The report records findings and prioritises recommended actions. The dutyholder remains responsible for managing risk, implementing appropriate measures and keeping arrangements under review. A report is not a legal guarantee or a substitute for maintenance, training and effective fire-safety management.
When should the assessment be reviewed?
Review it when significant changes affect the premises, occupants or fire precautions, or when there is reason to doubt its validity. Agree an appropriate review programme for the premises. Do not assume a universal expiry date covers every building and use.
How do I arrange a survey?
Send the address, use, occupancy, floor area and any existing assessment. Explain access restrictions and the reason for the instruction. We support enquiries in Glasgow, Edinburgh and wider Scotland, with timing confirmed against scope and availability.
What should a Glasgow business prepare before the visit?
Arrange access to the areas within the assessment scope, identify who controls shared premises and gather the previous assessment, alarm and emergency-lighting records. Tell us about sleeping accommodation, changes of use, vulnerable occupants or outstanding actions. For multi-occupancy premises, clarify landlord and tenant responsibilities before the survey.
What affects the fee and survey programme?
The fee depends on the size and use of the premises, occupancy, complexity, access and the assessment scope. The starting price above applies to straightforward assessments; we confirm the full fee for your premises before work begins. Send plans and the existing report with your enquiry so the quotation reflects the building. Existing SES guidance is 3–7 working days for most reports after inspection; confirm availability and reporting dates before instruction. An inspection date is agreed separately.
